FOR the past twenty years Ian and Heather Wilson have enjoyed developing their 800 hectare Corowa property, Ruglen.
With their family now grown up the couple are retiring and their property will be for auction through Pat Rice and Hawkins.
Mr Wilson comes from a multi-generational farming family in Darraweit Guim and went in search of a high productive and versatile property.
"We have not been disappointed with what we have achieved from out development, out farming enterprises and our life on the property," Mr Wilson said.
Ruglen is described by selling agent Peter Hawkins as a highly productive and versatile cattle and cropping enterprise.
Ruglen Hereford Stud operates from the property where there are 18 main paddocks.
The stud has been run as the basis for a self-replacing cattle enterprise.
"Ruglen is within easy reach of major livestock marketing opportunities including the Corowa market for sheep and lambs and Wodonga as the premier cattle market for south eastern Australia," Mr Wilson said.
Stock handling facilities are a feature on the property and include an excellent three stand wool shed with adjoining steel yards, steel cattle yards with an all steel hayshed and two other fodder storages, as well as five silos.
Ruglen offers a versatile balance of red, brown and grey loam soils which are cropped on a rotational basis and with improved pasture for sheep or cattle.
All the country is arable with magnificent stands of Murray Pine, Red Gum and Box.
The cropping plan has typically extended to about 1,000 acres.
Secure water is another key feature at Ruglen.
There is a fully equipped electric deep bore pump with a capacity of 8,000 litres an hour which is linked to sixteen paddock watering points by eight kilometres of poly pipe.
It is further interconnected to a multi vane pump and back up water distribution system that feeds off one of the ten creek fed dams on the property.
A machinery shed, barn and workshop are just some of the infrastructure on the property while the original century old timber historic stables remain on the holding.
The Ruglen homestead offers comfortable and congenial living as it is a substantial brick residence within a delightful established garden setting.
It features four bedrooms, the main with ensuite, plus a study and expansive living and family areas sited to draw upon the garden outlook.
There is a modern kitchen with granite bench tops and as a formal homestead it has an ornamental grape vine veranda with reverse cycle air-conditioning and a separate brick double garage.
An in ground salt water swimming pool also highlights the garden aspect.
Its original construction dates to 1951 with an extension and upgrade completed in 1993.
Mr Hawkins said Ruglen enjoys a belt of premium farming country within one of the southern Riverina's most productive districts.
"All the property improvements have been effected to a very high standard and the opportunity here is to purchase a holding of scale, productivity and resources which would be hard to beat anywhere," he said.
"My expectation of its value is in the region of $1,500 an acre at auction, and as the vendors are retiring, bidders have a unique opportunity to acquire a prime property in the Corowa district."
