Central Victorian horse property up for grabs

16 Dec, 2009 09:58 AM
THE prime central Victorian position and rich red soils of Jolimont lends itself perfectly to a Thoroughbred breeding entreprise.

With several high profile studs and equine training centres within close vicinity of the 301 hectare property, agent John Smith of Conally’s Real Estate says the farm would be suited to many different enterprises, but primarily to a first-class Thoroughbred business.

Jolimont is opportunely located between Lancefield and Romsey and boasts a long list of quality assets, including water security and huge storage capacity.

The farm has been mainly used for hay production and features 81ha of Lucerne crops - with oats, natural grasses and pasture providing lush foliage to all paddocks and laneways.

There are eight titles and 46 paddocks in total (which are accessed internally by wide roadways and service gates), as well as four road frontages.

Infrastructure includes six large hay sheds and shearing shed/machinery shed (24 x 12 metre) with attached yards and sheltered race.

A further two sheep yards are part of the package on the outer edge of the property. The main cattle yards are concreted and separate cattle yards on the northern end of the farm combine a renovated dairy.

Additional features include workshop, small brick winery, large dog runs, vegetable garden, olive and chestnut trees.

Water security is a highlight of Jolimont, with a 415 megalitre license, backed up by three bores and a huge lake. There is also 4.5 kilometres of high pressure mains and 4km of low pressure mains.

There are three well-maintained and excellently presented dwellings on the property.

The central Jolimont home is 100 years old and completely renovated, with approxomately 40 square metres, established gardens and wide verandahs.

The second 105 year-old homestead has also undergone restoration and features large living areas.

The third brick veneer home is just 2.5 years-old with airconditioning.

Jolimont is only 35 minutes from Melbourne Airport and 50 minutes from Melbourne’s central business district, as well as being within 20 minutes from Kilmore, Kyneton, Sunbury and Gisborne.

“This property is situated in the centre of Victoria and presents as a showpiece in its present form. It is ideally suited to thoroughbred horses, but the boundaries for development are endless,” Mr Smith remarked.

Jolimont is available for private sale.
